After you crouch and duck under the half-raised metal gate, find the letter sitting on the front corner of the side table in the corridor. (You can see the “GRAND” marquee just outside the window.)

After you use cover to escape the entity on the 3rd floor and view the nearby stabbing victim, go through the nearby exit door, head down the long hallway to the staircase landing where the giant pendulum swings above. Head down the short hall to the right to see a body suddenly dragged through the door of room 103 with the nameplate Manuela Ruberto. Head through that door, hop over the fallen furniture, and continue around the corner to find the photo on a side table.

Kidman gives this photo to Sebastian in the bar at the very beginning of the game. It doesn’t appear in your “Files” menu until Sebastian automatically pulls it out near the end of Chapter 2. (He does this when he exits the abandoned house into which he escapes when running from the chainsaw-wielding female monster.)
